Not a lot to go on -- virtually nothing, in fact. The first suspect for a CTD on a new mod is a missing master. That's all I can give you with so little information.

There is a glitch in the engine that causes CTD when you approach a far, scripted object by foot. At a certain point it gets loaded and the script starts running. If that script, at the very first frame, uses a certain function (Getself, is memory serves) the game CTDs.

 

The workaround is to delay the execution of the script for a few frames. One way of doing that is not going ahead with the script until the player is within a certain distance (like 5,000 game units).

 

Teleporting to a point near the object works fine.

 

Maybe this is the cause . . . maybe not.

What I did was fast travel to the Anvil Lighthouse then walk from there. I don't know how far 5000 game units is but the lighthouse is close. Since I did that twice and still crashed then the teleporting may not be the answer. I rechecked the files and they are where they're supposed to be. I'll try reinstalling.

Well I'm fairly new at this so honestly didn't know what else to say.

 

Just for the purpose of understanding what I mean, go back and re-read your original post. Now read it again, but this time imagine that you are reading somebody else's post about a mod that you know nothing about, and remember that you know nothing about that person's setup/installed mods, etc. When you ask for help on a forum it is of foremost importance that you give as much information as you can, including a link to the mod -- I've never heard of Anvil Bay Mystery House.
