Disability objects with Creation Kit in Hearthfire Houses

So, I want to avoid deleting items for stability reasons etc, however I want to get some items in the Hearthfire houses not to display, both sub items (items with a parent reference) and whole items created in the build menus. I want to do this regardless as to whether they have been enabled or not yet. How do I do this? The option to disable initially does not work as the items will have been enabled in some circumstances by the building scripts and thus nothing has changed.

The *only* think I have found to work is by deleting them and then using Tes5edit to undelete and disable them by cleaning. I think this is probably a very bad idea though I'm not sure why and cannot find another way to make it work.... um comments on how bad an idea using Tes5edit is and what I could do instead would be awesome.

Without changing the existing links between objects...

Select the item in the render window, press & hold Z while you drag the object below ground & out of sight. It won't be deleted but it won't show up either when it is enabled.

With changing the exsiting links between objects...

Place a new Xmarker in the render window, set it to be initially disabled and re-assign all unwanted objects to link to this Xmarker. Be sure to ensure that none of the objects are set to the opposite state of the Xmarker.

TES5Edit actually combines both methods. First it lowers the object out of sight & then it reassigns the player character as the parent and sets it to the opposite state. Since the player character is always enabled, said linked objects will always be disabled.
