My specs:

CPU: AMD A10-5800K 3.8GHz

GPU: AMD HD 7870 OC 2GB

RAM: 8GB 1833MHz

OS: Windows 7 64-bit

Resolution: 1920x1080

 

So my problem is: I suppose my rig can handle the above mods+textures to at least a constant 25-30fps limit everywhere in-game and indeed it does, BUT there are some certain spots (for example outside vault 101 up on the hill in the direction that goes towards tenpenny tower right under the first ruined bridge or at Rivet City market area)where the game lags horribly, moving my crosshair becomes a pain in the ass, and fighting in vats is like scrolling through screenshots or something... It happens only when I look at a certain direction and only at those specific spots. If I turn around and look at the opposite direction everything seems to be fine; fps, crosshair movement, everything. Furthermore, the DLC Point Lookout is quite unplayble when I go inside the swamp areas as the above symptoms happen everywhere especially when I m facing trees-and there are lots of them there. One more thing I noticed is that these "heavily lagging" spots increase over time. When I was level 1 exiting vault 101 there were a few of them and usually I just avoided engaging fights or passing by those places, but after a while more and more parts of the wasteland seem to suffer from that glitch or whatever that problem is. I have now a 14 level character and I cant even walk in a straight line from megaton to arefu since this laggy situation is frustrating as hell. Now about indoor lag spots I 've noticed the same thing only in the first dungeon of the a world of pain mod, where I had to fight like 20-30ferals in a single room so I guess my fps drop has to do with that mod and the insane amount of enemies in that spot.

I 'm considering to start a new game all over again since at the moment FO3 lags in almost 70% of the capital wasteland and this is beyond the acceptable expectations I have from my rig, so if anyone faces the same problem or even better has found a solution feel free to provide me suggestions. And I dont mean the "lower your resolution" kind of tips.

I forgot to mention that crashes with completely random frequency occur aswell. One time I ll get a CTD after 5 min of gameplay and then after reloading the game I might play for like 3-4hours without any crash at all.
