My companion can't reach the place where there are sim settlements (video)

As far as I know, The Mechanist's lair can build sim settlements.
Other locations where sim settlements can be built have the same problem.
Is it because I installed something missing?

That's a navmesh issue. Whatever you are using to turn the Lair into a full settlement is breaking the navmesh. Figure out which mod changes the Lair workbench from the vanilla crippled version to a full settlement one and reinstall it.

But I didn't build anything in Lair (I haven't completed this mission:Restoring Order) ,why is it still affected?

It's not about building. The vanilla version of the Lair isn't a settlement. It's a "player home", meaning you can build stuff but you can't assign settlers or supply lines. If you are able to build sim settlements there that means you have a mod that has changed the Lair to a full settlement (there are quite a few of those).

 

The Mechanist's Lair is extremely fragile at the best of times. Even on a purely vanilla game with no mods it ends up breaking half the time. It's not so much a mod problem as it is bad optimization on the vanilla cell.

 

So, what you have is broken navmesh. To fix it you need to reinstall whatever mods you have which are altering the Lair.

 

Also, there are issues with the Lair and anyone but Ada on the quest in your video. Yes, they claim you can use any bot, but in practice you need Ada. And if you are using any mod that allows more than one companion you need to make sure you've dismissed everyone but Ada.
