Halo MCC Vortex Error

I have been thinking of modding Halo MCC but now that I started, I keep running into an issue when trying to launch the game through Vortex. The Error message is this:

Vortex needs to access a file that is write protected.

When you configure directories and access rights you need to ensure Vortex can still access data directories.

This is usually not a bug in Vortex.

I have turned off Read Only for the mcclauncher.exe, and given Vortex writing permission, as well as opened it in Admin. No clue what to do.

Also, I don't know if this is worth mentioning but the version I use is from the XBOX Windows 10 app, not Steam.

Have you enabled modding inside the Xbox app?

 

You may also need to run MCC at least once after booting your PC for Windows to allow Vortex to access the folder.

Yeah, I've done both multiple times, no luck

Wait now the Enable Mods button is greyed out... I already opened the game up and all that, so what's up now?
