I have to turn off grass completely, for instance, and there are still places, like the Leyawiin Mages Guild (at least I think that's the one) that lag my computer so badly because of all the objects being rendered that I can't even go in there without just watching the game like a slide show. Of course, most people probably have computers better suited to Oblivion than I do, but sometimes you just have to make do with what you have. I don't know if there is a furniture mod or a way to re-texture what is already in the game but it might be worth a thought. Looks great from the outside though! Right now they looktoo copy-pasted. See if there's alternate forms of the trees in the CS, like a young or old version, or add some small rocks to the garden square they're in.
