How can I unpack a BSA?

The Fallout Mod Manager (FOMM) includes a BSA unpacker (and creator). If you have it installed, you should be able to simply double-click on any BSA to view it in the utility, then you can extract selected files or everything.

what about nexus mod manager?

does unpacking a bsa into its individual files make loading new grids in the waste quicker as it doesnt have to unpack it each time to load the new grid?

No, it will actually make them load slower. The lion's share of loading times is reading the files from disk, not decompressing them.

It will also break the vanilla hairstyles.
