Player Housing: altering a mod's entrance location

So, I've decided to do a new playthrough of FO3, and in the process of deciding what mods to use I've always had trouble settling on a good player home mod. For FNV I always go with the Freeside Studio Apartment because it has just about everything I look for - simple, amenities (but not so many as to be overpowered), and generally fitting with the tone of the game (as opposed to the various mansion/bunker mods). For FO3, I'm so far looking at the Water Tower Hideout and the Vault-Tec Hideout. The only problem with these two is their locations - one of the best things about the Freeside Apartment is that it was located right next to the entrance to the strip, and having a home base in or near a central (plot-wise) location is important to me for both immersion/roleplay reasons and just general convenience. Ideally, my base would be around either the Citadel or Rivet city, but other locations my character frequents (Megaton, Canterbury Commons, the Mall, Ranger HQ, etc.) would be acceptable.

 

So, the main questions are -

Do you know of any similarly simple/low-key player housing mods (or, hell, even vanilla locations I just might have missed) near those locations? Or, failing that, is there a way (preferably an easy way) to change the entrance to the hideouts to somewhere else?
