Removing the Boathouse from Taffington Boathouse?

There's loads of mods that upgrade the boathouse, but I was wondering if anyone has been thinking of making a mod that completely removes it? I like the location, but I want to use that real estate it's taking up.

 

Just a suggestion for anyone who's bored, pretty please.

Clearly I want to tear it down to build the new boathouse, duh.

I just wish I could repair the house next to the boathouse. Vanilla Fallout is strange because I can build a new shack, but can't make even rudimentary repairs to an existing structure? Heck with Wasteland workshop I can build a concrete apartment building, but still can't fix walls or a roof? That just seems off to me.

There's multiple mods that fix it for you.

Get Place Everywhere, and Scrap Everything, and then get a few mods like SSEX, Homemaker, Crafting Fury 9000 GTX, and others and tear it out, and then rebuild it. If I can build a multi-level deck in Sanctuary, there's nothing you can't do with Taffington.
