The Freezing Issue

I have had a problem in my game for a while now that whenever I go within the area between Bunker Hill and Greentech Genetics my FPS drops to about 2 and minute then freezes completely and all I can do is enter task manager to exit the game.
So just now I tried to get clever and swim across the river but lo and behold I nearly froze on the river side of the wall. I was attacked by a Mirelurk so couldn't kill it, jump over the wall or fast travel to get away. Finally I had the bright idea of opening the console (had to press tilde and enter instead of just tilde) and using TCL to walk through the wall. To my surprise the game reverted to normal speed and I could kill the Mirelurk ! My other problem was that I had to kill Stevie Buchanan and he us near here so I couldn't reach him.
Has anyone tried this before ? The TCL thing I mean.

*Edit I found that I could get to the door of Monsignor Plaza then turn TCL back on for long enough to kill the Raiders guarding the door then click E to open the door. Once inside FPS returned to normal so I could kill Stevie, exit then fast travel back to Railroad HQ.

this bug still persists to this date. whenever I go past there doing Boston after Dark I go into slide show and it persists till I finally reach Ticon. Discovered a possible solution as it seems to be part of an occlusion cell test left over by Beth. Found a fix here at nexus and will give it a try. hope it works.

If it would have been a bug, everybody would have complained about it. As is, it's only a handful so it must be something in their settings and/or the addition of a mod.

 

Also, please post a link to where the supposed solution is instead of just mentioning it's "here at the Nexus"... ;)

It's junk accumulation under Greentech genetics. /tcl under the location you pop in at when you travel there, go under the map and turn around. You'll see a massive pile of grasses, vines, piles of debris, etc. To get the area running smooth again you have to "disable" and "markfordelete" every item in that pile. You'll have to repeat the process every now and then because it keeps piling up again.

 

I've had this issue happen on completely vanilla playthroughs so I highly doubt mods are causing this issue and people are so quick to blame mods that nobody has really actually looked into what's causing it and how to fix it.
