Ring of CTD around Riften

hey there, i really hope someone can help out here... just like the title states, im getting CTDs whenever i set foot anywhere near riften. ive narrowed it down to literally a ring around the outskirts of the city -

- i fast travelled to goldenglow estate, walked to the mansion, faced riften (by the boat at the goldenglow dock) and set out to swim. i got just past the tiny island to my right and CTD!!

- fast travel to nightingale hall, walk north towards riften about 30 steps and it happens again CTD!

- i tried fast travelling to riften stables and merryfair farm (just NW of the stables) but both attempts instantly CTD before it loaded. so im assuming they are encompassed within this "ring of failure"

- i CAN, however, fast travel into riften, and freely walk around town and in/out of buildings, but as soon as i try to exit any of the city gates into skyrim...... CTD

 

the problem only started today (30th may), previously i have been able to come and go from riften as i please. i even managed to complete the thieves guild this morning. no other area has given me problems, ive chosen many random locations to fast travel to and wander around to see if the problem occurs, but nothing happens, the game works fine.

i had read a similar topic from a few people having similar problems around falkreath, ive tried the solutions posted there, but nothing seems to work

if anyone can help with this i'll be ever so grateful, i just dont know what to do anymore, besides starting a new game. (and that is NOT happening - 2nd playthrough 120+ hours so far...)

I have this exact same problem, noticed only one thing that happened in that time frame, Steam updated my game and I had to go through and clean dirty files again on main game and DLC. This happened with the introduction of Creation Club to my start up screen. I am playing a modded version of Skyrim with no mods that effect textures around Riften. No unfinished quest are there. I just can not walk around the city or close proximity to it. or Fast travel to any of the close areas such as Golden Glow Estates. All thieves guild quest are complete. I can, however, go inside the city without any problems.

a texture mod shouldn't cause crashes. your plugins basically change values in a bunch of tables filled with variables. any other plugin changing that same table overwrites the previous one, which can lead to all sorts of problems. that's why generally it's best to post your load order, so people can look and see if they have experience with the same conflict. unfortunately, that would depend on someone who has compared the records from the plugins causing you trouble happening in to see your post.

 

edit: i'd also like to note that there are some ways to decrease crashes in general. crash fixes and enboost here on the nexus both prevent different sorts of crashes. if you look into those then be sure to read the descriptions very very carefully.
