Problem With Delphine and Renting the "Attic Room"

Hello,

 

I'm playing on a heavily modded Skyrim Special Edition.

 

I'm having a bug where if I try to rent the "attic room" from Delphine, she follows me to the room with the quest marker, but then she says nothing, and won't progress the quest. I've tried everything from starting the "A Blade in the Dark" quest with setstage commands (which gives me the horn of jurgen windcaller but Delphine is still stuck with the dialogue "Not here, follow me"), skipping the "A Blade in the Dark" quest entirely with setstage commands, and just about every combination of setstage commands I could try. The furthest I got was skipping the whole "A Blade in the Dark" quest and Delphine having the correct dialogue options but when I return the horn to the greybeards they won't progress the quest any further. Instead of teaching me the last word of unrelenting force, they just stand there, and Arngeir says the same thing whenever I activate him. I tried skipping the "Horn of Jurgen Windcaller" quest, but that doesn't fix the issue, Arngeir still says the same thing.

 

If I can get Delphine to work correctly when renting the "attic room" I think everything will work properly.

Why would my mods be affecting the main quest? It just doesn't make any sense to me.

 

If anyone has any suggestions or has had a similar problem before and fixed it, please let me know! I need help! If I can't get this resolved, I might as well throw away all my saves (30+ hours of gameplay) and start from scratch with modding. The problem is, I don't want to completely wipe my Skyrim and reinstall all of my mods only to find that the problem is still there.
