Disable your Pagefile in Windows.

be careful as if you dont have over 8gb of ram it can be a real problem and cause other applications to crash as well as maybe the system. but your 12gbs should be fine just like my 10gb should be fine.

That didnt work for me either made it worse if anything.. i went out and bought a new hard drive and reinstalled it on that i also didnt install optimized textures this time. I also over clocked my ram... im not sure what fixed it or if it was a combined effort but its no where near as bad as it was before.... i know its not a solid fix but its working better for me now.

FWIW, I've been getting this issue, as well. Nothing I've tried seems to fix or help it at all. :/

It's because of the way Bethesda loads the game. They switched to a streaming system as of v1.4/1.5 instead of a direct rendering. This shortens load times, but it makes V-RAM use go through the roof...

I didn't know that Bethesda had done that, thanks for info JimmyRJump. Explains why I've had numerous instances of the game freezing and objects etc suddenly appearing.

I know this thread is old, but by any chance do you guys use some kind of "Scrap everything" mod so you can scrap houses, bushes, roads etc from your settlements?
