Game constantly crashing at Concord

I recently installed the game along with mods and it's constantly crashing. The game works perfectly fine with no mods but with any mods it seems to be crashing a lot. I ran LOOT along with FO4Edit and nothing came up at all.

Concord seems to be a special cell. Special insofar as it either takes up to 30 seconds to load, while my game freezes or that it's CTD time. I've got no environmental mods installed, and certainly nothing doing anything to that particular cell(s).

Managed to get past Concord but my game is still crashing for some unknown reason.

Why do you need ssex? Mod is known to be kinda redundant and to cause problems a go-go...

Last time I played was back in Dec and I didn't know what was really added or not.
